Townhome project of 200-plus units breaks ground in Roseville's fast-growing Westpark area
Construction has started on a sizable townhome project in a fast-growing part of Roseville.
The city issued building permits last month for a 223-unit project called Westpark Village at 3200 Pleasant Grove Blvd., in the city’s Westpark area.
Planning documents with the city state Highland Park, Illinois-based The Canel Companies is the developer. A message left with the company wasn’t returned.
According to plans on the city’s website, the project would have 19 buildings of attached townhomes, each building three to four stories tall. One of the buildings is a clubhouse with 25 townhomes built above it.
Thirty-five of the townhomes would have one bedroom, 56 would have two bedrooms and 132 would have three bedrooms. Sizes range from 1,230 to 1,946 square feet.
Clubhouse features include a fitness studio and lounge area, wrapping around an outdoor pool with covered seating and barbecue/cabana spaces. Westpark Village would have 356 parking spaces in garages attached to townhomes and accessed from alleys, while the property would have another 126 uncovered parking spaces.
Plans and project descriptions do not specify Westpark Village’s rental rates, suggesting they’d be market rate.
The combined estimated value of building permits for the project is about $50 million, though an entry for a project at the same address earlier this year on the construction bidding website Construction Journal estimated the project would cost about $88 million.
Total building square footage is 195,628 square feet, on a footprint of 12.2 acres.
According to real estate information website Reonomy, the project site last sold in 2019 to W-16 Apartments LP, with the same address as Canel Companies in Illinois. The purchase price was $1.9 million.
KTGY, in Denver, is the project architect.
Canel Companies previously developed the 186-unit Campus Oaks Apartments in Roseville, the first ground-up project in the infill development of the same name.
