New luxury homes in Raleigh cost $5M, come fully furnished and have 10-car underground garages

Another gated residential community is under construction in north Raleigh. This one will have fully-furnished homes that start at $5.2 million.

Raleigh developer Bison Development is developing Glenhill, a “California contemporary luxury” home community at the corner of Norwood and Mt. Vernon Church roads. Glenhill will have 13 homes on 15 acres that will each come with a swimming pool, underground garage and curated furnishings.

Partner Kevin Mangum said the company chose to provide fully furnished homes because in its research it discovered that furnishing custom homes was a challenge for homebuyers and had become a pain point. The company brought on interior designer Lynda Murray, who is based in California and has designed homes for the likes of James Cameron, Michael Bay and Cher.

Presales have started, and if homebuyers purchase before the home is built, they can choose from a variety of plans and work with Murray to select the furnishings. Home sizes range from 6,000 to 12,000 square feet and will have between four to six bedrooms.

Each home will have an in-ground pool and underground climate-controlled garages that will hold seven to 10 cars. There will also be restoration rooms that will have an infrared sauna, plunge pool, yoga and exercise space.

Mangum said the community will have a sustainable layout with natural grasses, native plants and drought-tolerant landscaping.

Three homes are under construction with the first already on the market for $5.287 million. The first home will be finished later this year with the other two ready in summer 2024. The company anticipates finishing the community in late 2025.

It takes about 14 months to construct one of the homes from start to finish, not much longer than a typical single-family home. Mangum attributes this to setting up a distribution center that stores all of the home materials in order to minimize delays. The company orders items like windows, doors, marble and cabinetry as soon as it starts a project. The doors and cabinetry are imported from Europe.

Glenhill is made up of two parcels – 1400 Mt. Vernon Church Road and 13520 Norwood Road – that have a total assessed value of about $1.6 million. Ryan Lockett of Integrated Design is the architect while Chase Wyrick of Bison Realty Group is the realtor for the community.

North Raleigh is a magnet for custom home and million-dollar home communities. Shadow Creek Estates will have 31 luxury custom homes starting at $2.8 million on Durant Road while Bay Leaf Farm will have 25 homes near Falls Lake with prices starting at $3 million.
