Luxury sales remain hot as Cincinnati housing market slows near year's end

The number of homes sold in Greater Cincinnati continues to drop as the end of 2023 draws near.

Sales in Butler, Clermont, Hamilton and Warren counties dipped 20% in September from August. In total, 1,191 homes sold in September, down from 1,495 in August. Year-over-year that’s down almost 38% from September 2022, when 1,909 homes were sold.

The median sales price for a home sold during September was down 5.3% from August to $279,270. That’s 9% higher than September 2022. 

Six homes sold for $2 million or more in September, with the top sale reaching $4.2 million.

The average sale price for the top 10 home sales in the region in September surged 27% from August’s average. The average sale price for the top home sales was over $2.3 million, compared to more than $1.8 million in August.

It was also a slight uptick from the average sale price a year ago, with a 3% increase in the average sale price for the top 10 home sales in the region from September 2022. During that time, the average sale price was just under $2.2 million.

The data for the top sales is courtesy of Sibcy Cline Realtors for transactions involving at least one real estate brokerage. Included for each home is the sale price, the neighborhood, the listing agent and firm and the buyer’s agent and firm.

The most expensive home sales included properties in Covington, Deerfield Township, Hyde Park, Indian Hill, Mason, Sycamore Township and West Chester Township.

Three of the homes sold in September would have ranked among the top 25 sales for all of 2022.
