North Scottsdale mansion sells for $11.2 million — a record for Country Club at DC Ranch – Phoenix Business Journal

In another signal that the Valley’s luxury home market isn’t cooling by much, a north Scottsdale mansion sold on Nov. 17 for $11.2 million — what the agents claim is a record price for Country Club at DC Ranch.
The contemporary-style residence, designed by Bing Hu and recently constructed by Creativ Design, at 9820 E. Thompson Peak Highway #826, was only on the market for six days before going under contract, according to Silverleaf Realty. Deborah Beardsley and Andrew Beardsley of Silverleaf Realty were the listing agents.
The residence also sold for a record price per square foot for Country Club at DC Ranch — at $1,147 a square foot, according to Silverleaf Realty.  
Boasting mountain views, this 9,760-square-foot residence has seven en suite bedrooms, gym, media room, game room, wine room and more. Outside, the property features a large pool, spa and cold plunge as well as an outdoor kitchen and covered patios.

Maricopa County records show the buyer was Michael and Joanna Peebles. The seller was DC Real Estate Ventures LLC.
“While the real estate market has seen a slow down due to the effects of interest rate hikes, inflation, etc, the high-end luxury sector is still active for newer built product, as well as for quality homes in desirable neighborhoods,” Andrew Beardsley said. “Inventory remains low for A-plus type properties around the Valley, and there are many high-end buyers motivated to get into the Scottsdale and Paradise Valley markets, resulting in sales still closing at record setting levels.”
He said he expects that trend to continue into 2023, as the tourists return to the Valley for such major events as the Super Bowl, WM Phoenix Open, Cactus League spring training and Barrett-Jackson.
Other luxury agents agree that the Valley is still seeing plenty of cash buyers who aren’t impacted by mortgage interest rates that have doubled since January.
Scott Grigg, founder of The Grigg’s Group, said his clients closed on two homes this month totaling $8.1 million. 
Both built by Scottsdale-based Cullum Homes, one home at 5673 E. Village Drive in Paradise Valley sold for $4.6 million and the other at 37200 N. Cave Creek Road in Scottsdale sold for $3.5 million. 
The home in Scottsdale was a model home at The Village at 7 Desert Mountain, where Cullum is building 33 homes. That home sold in about five months. The other home in Paradise Valley is within The Village at Mountain Shadows, and was sold off market within four months, Grigg said.
