Former Dayton-area school site to be transformed into new subdivision

A former school site will be transformed into a new residential community in the Dayton region. The developer recently received preliminary development plan approval and is pursuing approval of its final two-phase development plan.

Developer Ohio Regional Constructors plans to transform the former Roosevelt School site at 2701 Central Ave. in Middletown into a new residential subdivision dubbed “The Preserve at Roosevelt Ridge.”

The 20-lot, single-family home development project recently received unanimous rezoning approval to a planned development district alongside approval of the preliminary development plan. The project now awaits approval of its final development plan to subdivide home lots.

“The journey in designing this community started three years ago, with a vision to introduce a type of housing stock that challenged the status quo of local residential construction. A housing project that boasted architectural depth, desired amenities, within a community that not only fit but accentuated the neighboring communities around it,” said Phillip Brandon, applicant of Ohio Regional Constructors, in municipal documents.

The Preserve at Roosevelt Ridge aims to address Middletown’s current housing gap and position the city as leaders in new home design and function.

Brandon said homes built in the last large development wave in 1970’s were built to support an entirely different population and consumer. The custom home community offered at The Preserve at Roosevelt Ridge will offer its homebuyers no limitations on housing plans and style – avoiding the “cookie cutter” and generic aesthetic in exchange for a diverse housing stock.

Seeking to hit modern consumer needs and desires, builder Brandon Homes gathered local and national data. The builder determined desire for energy efficient housing, homes that accommodate the different stages and events of life as well as spaces that support the way residents work and live.

Housing options for the subdivision, shown in documents, were handicap accessible, family housing, multi-generational housing, energy efficient and open concept. Homesites range from just under 10,000 square feet to more than 14,000 square feet.

The 6.7-acre subdivision is proposed to include a long cul-de-sac and walking path to Sunset Park. Its street dedication will be named after an influential local leader, to be selected by the community.

“This is part of the Brandon Family of companies’ commitment to introducing the next era of development and redevelopment here in town,” Brandon, who is also principal builder at Brandon Homes, said. “Setting up headquarters here in town, our perspective is: the future of Middletown has never been brighter, and we are here to partner and ensure that is the case.”

Upon final approval from Middletown, the developer anticipates beginning marketing and construction of the custom homes immediately as part of a two-phase plan. Phase one, including the first four lots, is planned for 2023. The remaining 15 lots are planned for 2024.

The Preserve at Roosevelt Ridge is being developed by Ohio Regional Constructors, built by Brandon Homes with engineering completed by Franklin-based WYCO Consulting Inc.
