400 more apartments on tap for Bastrop

Fast-growing but rural Bastrop could be getting an influx of even more housing.

Hundreds of apartments are coming to Bastrop’s mixed-use Pecan Park subdivision, according to a filing with the Texas Department of Licensing and Regulation. The multifamily development joins several hundred apartments and homes in development or under construction that will support the city’s burgeoning population bolstered by Elon Musk companies The Boring Company and SpaceX — and Tesla’s gigafactory is about 20 miles down the road.

The apartments could rise on a 17-acre tract owned by HSD Bastrop Pecan Park LP, an entity tied to Lakeway-based developer Legend Communities. Legend Communities executives did not immediately respond to requests for comment.

In total, the complex could have 400 apartments spread across 17 three-story buildings. Additionally, the project would feature a one-story wood frame clubhouse and amenity center, 17 carports, two kiosk buildings and a maintenance building. In total, the project will be 431,764 square feet, public filings show.

The estimated cost of the project is $70 million, though TDLR filing are often preliminary and such estimates can fluctuate throughout the development process. Construction is expected to begin Oct. 1 this year and complete Oct. 31, 2025.

Humphreys & Partners Architects are listed as the design firm.

Pecan Park is split into two portions. The first is a 222-acre residential neighborhood with hundreds of homes situated along the northern banks of the Colorado River, according to the project website. The second component — where the newest apartments will rise — is an about-69-acre mixed-use development located off of SH-71 called Pecan Park Center.

Thus far, a Southside Market & Barbeque and emergency room have been built in Pecan Park Center.

Original Pecan Park developer DM Pecan Park Associates Ltd. still owns 52 acres within Pecan Park Center. Though that land is spread across three tracts, a land use map published on the Pecan Park website suggests the properties could be split and sold as smaller tracts.

DM Pecan Park Associates did not respond to requests for comment.

Bastrop has seen substantial growth in recent years. The city’s population grew from 7,218 in 2010 to an estimated 10,434 in 2021, according to the U.S. Census Bureau. That’s about 45% growth in population over 11 years.

There’s plenty of housing being added to support the growth in population, too.

In October, work began on Adelton, a 348-acre residential neighborhood with commercial components. In May, Wood Partners and SCOA Real Estate Partners broke ground on a 342-unit luxury apartment complex in Bastrop. And now — through July 18 — a 49-acre tract in Bastrop County suitable for 426 duplex units or 214 duplex units and 380 apartments is up for auction right next door to Elon Musk’s SpaceX and Boring Company facilities.
