With high interest rates and low housing inventory, what are your predictions for the local housing market in the coming year?

Buyer demand will stay relatively strong. With very low inventory, agents need to create opportunities for buyers by doing lots of “door knocking” for their buyer clients.

What’s the most important thing to homebuyers right now?

Quality of the property, location and price, along with safety. Schools are very important for families with children.

With changes coming to short-term rental regulations, what’s been the appetite for investment properties?

The appetite for investment properties is very good as long as the annual capitalization rate is suitable for the buyer. The location and condition of the property is also very important.

What barriers must be addressed to make Louisville a more attractive place to live and do business?

Safety and security. We all need to continue in our efforts to make residents and business owners feel very safe and secure, and support all of the folks who help us in our efforts to do so.

Why did you choose a career in real estate?

In 1985, an opportunity became available in the residential building and development business that I accepted.

When I mentioned the opportunity to my grandfather, he asked me if I had my real estate brokerage license. I immediately enrolled in the classes to take the real estate exam.

What a fun career it has been, assisting and creating opportunities for clients almost every day.

What’s Louisville’s best-kept secret?

What advice would you give to someone who wants to build a real estate portfolio?

To select an “aggressive” real estate agent who can assist the client they are working with in the search for properties, prepare the purchase and sale agreement, explain the due diligence process and go to the closing table.

I always like to say, “The more people that know you have a buyer who wants to buy or a seller who wants to sell, the better your chances are of doing so.” That is the reason that you want an agent that is affiliated with the largest brokerage in your region.
